Apartment buildings in Yerevan and regions of Armenia rose in price in 2010
ArmInfo. The average market price of 1 sq/m of housing in Armenia grew by 1.5% in 2010. In particular, the flats in multi-storey buildings rose in price by 2.8%, and private houses - by 0.2%. According to the reports of the Armenian State Committee of Real Estate Cadastre, in Yerevan the price of 1 sq m in an apartment building rose by 2.5% in 2010, and in the regions - by 3%, while the price dynamics of private houses is somewhat different: in Yerevan 2.4% decline was fixed, in the regions – 2.8% growth. "The situation in the property market can definitely be qualified as stable", says Chairman of the State Committee of Real Estate Cadastre Yervand Zakharyan.
According to the source, Yerevan remains an unconditional leader by the prices of apartments. The highest prices were fixed in Center community - 462.9 thsd AMD per 1 sq m (1.8% annual growth), in Arabkir - 377.4 thsd AMD (5.2% annual growth). In the rest of communities of Yerevan prices start from 285.7 thsd AMD, except Nubarashen where the average price of 1 sq m made up 146.6 thsd AMD (3.4% annual growth).
In the regions the highest apartment price was in Tsaghkadzor - 180,100 AMD per 1 sq m.
The average price in Abovyan, Vagharshapat, Ashtarak, Ijevan, Goris, Masis, Nor Hachn, Armavir, Gyumri, Yeghvard, Jermuk, Yeghegnadzor and Byureghavan was 105,000-180,000 AMD/1 sq m.
In yerevan the average price of private house was 286,100 AMD: in the Center and Arabkir communities - 483,700 AMD and 393,100 AMD, respectively, in Kanaker-Zeitun, Davidashen, Nork Marash, Achapnyan, Malatia-Sebastia, Shengaviot, Erebuni and Avan - 248,000-293,400 AMD/1 sq m, in Nubarashen - the lowest 149,100 AMD/1 sq m.
In Tsaghkadzor private house costs 313,800 AMD/1 sq m (the highest price in the regions), in Shamlukh - 7,500 AMD/1 sq m.
5,174 private house buying/selling transactions were registered in 2010 (1,272 in Yerevan) - 21.2% more than in 2009.
