Average market price of 1 sq.m. of housing in Armenia dropped by 2.5% in 2011
ArmInfo. The average market price of 1 sq.m. of housing in Armenia dropped by 2.5% in 2011 as compared to 2010 mostly due to the reduction of prices of apartments and private houses in Yerevan. The State Committee of the Real Estate Cadastre of Armenia told ArmInfo that the flat in the apartment buildings dropped in price by 2.6%, and the private houses - by 2.4%.
The price of 1 sq m in apartment buildings dropped by 5.5% to 257.4 thsd AMD by 1 Jan 2012 in Yerevan, and rose by 0.3% to 79.3 thsd AMD in the regions. In the meantime, the prices of private houses in Yerevan annually dropped by 4.2% to 274 thsd AMD, and in the regions - by 0.5% to 86 thsd AMD.
Yerevan is in the lead by its prices of apartments, and the highest prices are fixed in Center community, where the average price of 1 sq m made up 441.2 thsd AMD in Jan-Dec 2011, having annually dropped by 4.7%. In Arabkir the prices declined by 8.9% to 343.8 thsd AMD.
The lowest price in Yerevan was fixed in Nubarashen - 146.2 thsd AMD (0.27% annual decline).
In the regions the highest prices of flats are fixed in the resort town of Tsaghkadzor - 197.9 thsd AMD per 1 sq m (9.9% annual growth), Vagharshapat -143.5 thsd AMD (10.7% annual decline) and Abovyan - 141.9 thsd AMD (9.7% annual decline). The lowest prices are fixed in Shamlukh - 7.7 thsd AMD (more than twofold annual growth) and Dastakert - 8 thsd AMD (no changes).
As regards the private houses, the highest prices in the regions are fixed in the resort town of Tsaghkadzor -311.3 thsd AMD per 1 sq m (0.8% annual decline), Vagharshapat - 162.1 thsd AMD (3.9% annual decline) and Abovyan - 151.3 thsd AMD (10.6% annual decline). The lowest prices are fixed in Shamlukh and Dastakert - 9.8 thsd AMD and 10.5 thsd AMD respectively.
In Yerevan the highest prices of private houses are fixed in Kentron and Arabkir communities - 462.6 thsd AMD and 372.7 thsd AMD per 1 sq m respectively. The lowest prices are fixed in Nubarashen - 148.8 thsd AMD per 1 sq m.
