ArmInfo. In the regions of Armenia in the third quarter of 2020, 10,922 real estate purchase and sale transactions were concluded, which in y-o-y and quarterly terms is higher than the indicator of a year ago by 25.8% and 86.4%, respectively.
According to the RA Real Estate Cadastre State Committee, out of the total number of transactions made in the regions of Armenia, in the reporting period, the largest percentage, as before, falls on the purchase and sale of land - 6890 transactions (63.1%), with a y-o-y growth of 41.3 %, with a quarterly growth of 85.4%. The second largest in terms of number in the regions are transactions for the purchase and sale of private houses (17.7%), followed by a small margin of transactions with apartments (12.2%). Quite small shares cover operations for the sale and purchase of public buildings, industrial buildings and garages - 2.9%, 1.3% and 2.6%, respectively.
It is reported that in the regions of Armenia only 1,340 transactions were carried out on the purchase and sale of apartments with an annual decline of 20.7%, with a quarterly growth of 82.8%. At the same time, the average market value of apartments in the regions of Armenia increased in the Q3 of 2020 compared to the same period in 2019 by 1.9%, with a decline in the quarter by 2.1%, amounting to 96.7 thousand AMD /1 sq.m.
According to cadastral data, the highest prices for apartments in the regions are traditionally registered in the resort town of Tsakhkadzor - 281 thousand AMD / 1 sq. m. on average, with a y-o-y growth of 0.6% (with a quarterly decline of 1.2%). This is followed by the city of Abovyan, where the price of apartments is fixed at the level of 186.7 thousand AMD/ 1 sq.m., with an annual growth of 9.4%, with a quarterly growth of 0.4%. And the top three is closed by the city of Vagharshapat with a cost per square meter of an apartment 158.6 thousand drams, with an annual growth of 11.9%, and a quarterly growth of 1.2%.
The lowest prices were recorded in Tumanyan (Lori region) -23.1 thousand AMD / 1sq.m. (with an annual and quarterly decline of 3.8%), followed by the city of Akhtala (Lori region) - 36 thousand drams / 1 sq.m. (with an annual decline of 8.4% and a quarterly decline of 4.8%) and Chambarak city (Gegharkunik region) - 40 thousand drams / 1 sq. m. (with an annual decline of 9.7%, and a decline for the quarter of 9.5%) .
