Apartment prices in Yerevan are falling, while the number of  transactions is growing

ArmInfo. 50.978 various real estate transactions were carried out in Armenia, in the Q3, which is 8.1% higher than a year ago, while the number of transactions  increased by 77% during the quarter. According to the data of the  State Committee for Real Estate Cadastre, of the total number of  transactions, Yerevan accounts for 31.3% (15,973 transactions), which  decreased by 4.2% in y-o-y terms, with an increase of 75.9% over the  quarter.

At the same time, 4,379 transactions for the purchase and sale of  real estate were made in the capital, with a y-o-y decline of 1.8%  and a quarterly 2.1-fold growth. Of these, 59% of transactions (2584)  are the transactions for the purchase and sale of apartments. In  y-o-y terms, this indicator decreased by 8.5%, but increased 2.5-fold  over the quarter.

After apartments, the largest number of transactions for the purchase  and sale of real estate in the capital falls on transactions with  land (12.5%), followed by private houses (11.5%), garages (9.8%),  public buildings (6, 4%) and the least popular is real estate of  industrial value (0.9%).

In terms of the number of transactions for the purchase and sale of  apartments in the capital, the administrative district of Arabkir  (21.5%) is in the lead, and traditionally the lowest percentage (1%)  falls on Nubarashen.  In total, 3,924 transactions for the purchase  and sale of apartments were made in the country, which is 13.1% less  than a year ago, with a 2.2-fold increase over the quarter. At the  same time, the largest number of transactions for the purchase and  sale of apartments was registered in Yerevan (65.9%), and,  accordingly, the lowest percentage (0.6%) in the Vayots Dzor region.   At the same time, the average market value of real estate in  apartment buildings in Yerevan in the quarter 3 of 2020 compared to  the same period in 2019 increased by 5% to 333.6 thousand AMD / 1 sq.  m. on average, with a decline of 3.5% for the quarter.

The highest prices for apartments in Yerevan are traditionally in the  Kentron (Center) community - on average 633.3 thousand drams / 1sq.m  (3.3% y-o-y growth, 5% quarterly decline). Arabkir follows next,  where the price for apartment is fixed at 444.4 thousand AMD / 1 sq.  m. (6.6% y-o-y growth, 4% quarterly decline). Davitashen closes the  top three - 329.3 thousand AMD / 1 sq. m. (2.6% y-o-y growth, 4.6%  quarterly decline).  The lowest housing prices in the capital remain  in the Nubarashen community, where a square meter of an apartment  averaged 180.3 thousand drams / 1 sq. m., with a y-o-y growth of  1.3%, and a quarterly decline of 3.6%.-
