In 2021, foreigners sold more real estate in Armenia than bought it

ArmInfo. In 2021, 4,621 real estate transactions were made by foreigners in Armenia, which is 32.2% higher than a year ago. According to the RA State Real Estate  Cadastre, in total, non-residents accounted for 8.2% of the total  number of completed purchase and sale transactions, against 7.6% in  the same period a year earlier. According to all indicators for the  reporting period, there is a dominance of sales over purchases in  real estate transactions of foreigners.

In particular, during the reporting period in Armenia, out of the  total number of transactions by non- residents, sales accounted for  the largest part - 3034, and only 1466 transactions accounted for  purchases.  As a result, in the first half of this year, foreigners  bought 1335 real property, and sold - 2573.  At the same time, the  lion's share of the purchase of real estate by foreigners falls on  apartments - 45.6%, followed by land (20.9%), own houses (19%),  garages (8.3%), public buildings ( 4.8%), and the lowest percentage  is for the purchase of industrial buildings (1.4%).

As in the case of purchase, the lion's share falls on apartments  -40.5%, followed by land (29.9%), private houses (23.9%), garages  (2.9%), public buildings ( 2.8%), and the smallest number of sales  are for industrial buildings (0.7%).

The most active buyers and sellers of real estate in Armenia are  citizens of the Russian Federation and the United States.

It should be noted that in total, 56.044 real estate purchase and  sale transactions were concluded in Armenia in 2021, which is 21.4%  higher than a year ago.
