In 2021, land purchase and sale transactions increased by 15.4% in  Armenia

ArmInfo. In 2021, there were 24,775 transactions for the purchase and sale of land in Armenia, which is higher than the figure of 15.4% a year ago. This is  evidenced by the data of the Real Estate Cadastre.

Traditionally, the lion's share of transactions with land falls on  the regions of the country, while in Yerevan only 1,409 transactions  for the purchase and sale of land were concluded, with a y-o-y  decline of 7.2%.

In particular, during the year the number of transactions in the  regions increased by 17.1% to 23,366. The total area of these lands  amounted to 14,676.51 hectares, of which 13,646.11 hectares are  agricultural land.

In quantitative terms, Kotayk region leads in terms of the number of  transactions (27.5%), and the smallest number was made in Syunik  (2.4%).

However, traditionally the leader in terms of area covered is Armavir  region, where 4,386 transactions for the purchase and sale of land  were made during the year, the area of which amounted to 5621.82  hectares, of which 5454.32 hectares are agricultural land.

At the same time, the Real Estate Cadastre published conditional  average prices per sq.m. land in the most active cities. According to  the data provided, the highest prices were registered in Vagharshapat  - 12,500 drams/sq.m. (growth by 3.3% per year), Ashtarak - 11,250  drams/sq.m. (y-o-y decline by 0.4%) and Abovyan - 10,350 drams/sq.m.  (growth by 9% per annum).

The most affordable prices are in Vardenis, where the average cost of  1 square meter of land is 1200 drams (9.1% increase), Meghri - 1800  drams/sq. (growth by 5.9% per year), Martuni - 1900 drams / sq.m.   (growth by 11.9%).

According to the source, in 2021, 3,423 land lease transactions were  made in the regions of the country, with an increase of 3.1-fold over  the year, and by 19% over the month. The area of leased land was  11,309.13 hectares, of which the lion's share falls on the Vayots  Dzor region.
