The average market price of apartments in the regions of Armenia in Q1 2022 compared to the same period in 2021 increased by 15.5%, with an increase of 5% over the quarter, amounting to an average of 107.8 thousand drams / 1 sq.m. At the same time, transactions for the sale and purchase of apartments in the regions increased by 31.1% y-o-y, 1453 transactions, demonstrating a decline of 5.9% over the quarter.
According to cadastral data, the highest prices for apartments in the regions are traditionally held in the resort town of Tsakhkadzor - 342 thousand drams / 1 sq.m. on average, with a y-o-y growth of 21.1% (with a quarterly growth of 6.8%). Then follows the city of Abovyan, where the price of apartments is fixed at the level of 235.2 thousand drams / 1 sq.m., with a y-o-y increase of 22.4%, with a quarterly increase of 6.7%.
And the top three is closed by the city of Vagharshapat with the cost of a square meter of an apartment at 193 thousand drams, with a y-o-y growth of 20.2%, and for the quarter by 7%.
The lowest prices were recorded in the city of Tumanyan (Lori region) - 22.4 thousand drams / 1 sq.m. (with a y-o-y growth of 11.4%, and quarterly growth of 7.7%). Chambarak city (Gegharkunik region) follows - 37.6 thousand drams / 1 sq.m. (with a y-o-y growth of 5%, and for the quarter by 3.3%) and the city of Akhtala (Lori region) - 40.3 thousand drams / 1 sq.m. (with a y-o-y growth of 11.3% with a quarterly growth of 4.1%).
At the same time, according to the data of the RA Cadastre Committee, as before, the largest percentage of the total number of transactions made in the regions of the country falls on the purchase and sale of land - 4,625 transactions (57.7%), with a y-o-y decline of 0.3%, and for the quarter by 30.2%. The total area of these lands was 2 663.21 ha, of which 2483.72 ha is agricultural land. In quantitative terms, Kotayk region is the leader in terms of the number of transactions (1321 transactions), and the smallest number was made in Vayots Dzor (111 transactions).
However, in terms of area, as before, Armavir region is the leader. During the reporting period, 900 transactions for the purchase and sale of land were made in this region, the area of which amounted to 807.36 hectares, of which 775.95 hectares are agricultural land. According to the source, in Q1 2022, 180 land lease transactions were made in the regions of the country, with a decline for the year by 72% and for the quarter - by 77.6%. The area of leased land was 1,422.65 ha, of which 1,369.47 ha is agricultural land.
