Majority of transactions in Armenian regions involve land sales

ArmInfo. The average market price of apartments in the regions of Armenia increased by 12.9% per  annum in the first quarter of 2025, reaching 162.3 thousand drams / 1 sq.m.

According to data from the State Committee of the Real Estate  Cadastre, the highest prices for apartments in the regions are  traditionally found in the resort town of Tsaghkadzor - 459.5  thousand drams / 1 sq.m. on average, with an annual growth of 4.5%.  Following Tsaghkadzor is Abovyan - 324.7 thousand drams / 1 sq.m.,  with an annual growth of 13.4%. The top three is completed by the  city of Vagharshapat, where the cost of a square meter of an  apartment is 287.4 thousand drams, with an annual growth of 13.3%.   The lowest prices for apartments are recorded in the Tumanyan  community (Lori region) - 27.3 thousand drams / 1 sq. m. (with an  annual growth of 3%). Slightly higher prices can be seen in Akhtala  (Gegharkunik region) - 45.2 thousand drams / 1 sq. m. (with an annual  decline of 3.8%), and Chambarak (Lori region) - 54.5 thousand drams /  1 sq. m. (with an annual growth of 16.5%). According to the source,  the number of transactions for the purchase and sale of apartments in  the regions of the country increased by 2.9% year- on-year to 978.  However, the majority of transactions in the regions of the country  were transactions for the purchase and sale of land, accounting for  64.7% or 5,265 transactions, with an annual decline of 2.9%. 

In total, 1,559.17 hectares of land were sold and purchased, with  85.1% being of agricultural significance.  The next most common   transactions in the regions were the purchase and sale of private  houses - 1,132 or 13.9% (with an annual decline of 18.3%), garages -  422 or 5.1% (with an annual decline of 37.7%), public buildings - 247  or 3% (an annual decline of 14.2%), and industrial buildings - 94 or  1.1% (an annual decline of 18.3%). Rental transactions in the regions  of Armenia decreased by 8% over the year - to 1,154.  The majority of  these transactions were for land lease - 45.8% or 529 (an annual  increase of 3.1%), and public buildings 43.9% or 507 (an annual  decline of 6.5%). Industrial buildings lease  were next at  7% or 81  (annual decline of 12.9%), followed by garages - 1.3% or 15 (annual  decline of 12.5%), private houses - 1.2% or 14 (annual decline of  33.3%), and apartments - 0.7% or 8 (annual decline of 14.2%).  In   the first quarter of 2025,  a total of 38,451 real estate  transactions were made in the regions of Armenia marking a 6.4%  decrease compared to the previous year. Out of these transactions, h  21.2% or 8138 were purchase and sale transactions.
