ArmInfo. In the regions of Armenia, real estate purchase and sale transactions in the first half of 2025 were in a double-digit decline. According to the State Committee of the Real Estate Cadastre of Armenia, real estate purchase and sale transactions in the regions during the reporting period decreased by 11.5% per annum, and by 18.5% over the six months, amounting to 16,940.
Such dynamics were provoked by the dominant land purchase and sale transactions in the regions - 10,470 or 61.8%, which is 11.7% lower than the figure for the previous year, with a decline of 19.7% over the six months. The total area of land plots amounted to 4008.10 hectares, of which 3464.17 hectares or 86.4% are agricultural lands. In particular, agricultural land purchase and sale transactions decreased by 30.4% year- on-year, with a 36.8% decrease over the six months.
The most expensive square meter of land is in Abovyan - 15.3 thousand drams on average, in Vagharshapat - 12.6 thousand drams/1 sq.m. and in Gyumri - 12.5 thousand drams/1 sq.m. The most affordable land prices in Armenia for the reporting period were registered in Vardenis - 1.6 thousand drams/1 sq.m., Meghri - 1.8 thousand drams/1 sq.m. and Noyemberyan - 2.5 thousand drams/1 sq.m.
Next in the regions are transactions with private houses - 2,521 or 14.8%, with an annual decline of 15.7% and a half-year decline of 19.2%, apartments - 2,361 or 13.9% (annual growth of 9.8%, a half-year decline of 7.8%), garages - 863 (annual decline of 36.5%, half-year decline of 18.4%), public buildings - 524 (annual decline of 8.1%, half-year decline of 29.3%), and industrial buildings - 201 (annual decline of 8.2%, half-year decline of 28%).
According to cadastral data, apartment prices in the regions of Armenia increased by 14.3% year-on-year and by 8.3% over the first half of 2025, averaging 165.4 thousand drams/sq.m.
According to cadastral data, the highest apartment prices in the regions are traditionally held in the resort town of Tsaghkadzor - 460.5 thousand drams/sq.m. on average, with an annual growth of 4% and a semi- annual growth of 1.7%. Next comes Abovyan - 332.4 thousand drams/sq.m., with an annual growth of 14.5% and a semi-annual growth of 7.1%. The top three is rounded out by the city of Vagharshapat, where the cost of a square meter of an apartment is 293.5 thousand drams, with an annual growth of 15.7% and a semi-annual growth of 10%.
The lowest apartment prices were recorded in the Tumanyan community (Lori region) - 26.9 thousand drams/1 sq.m. (with an annual increase of 1.5% and a half-year decline of 0.7%). Slightly higher prices were recorded in Akhtala (Lori region) - 45.2 thousand drams/1 sq.m. (with an annual decrease of 3.8% and a half-year decrease of 5.7%), and in Chambarak (Gegharkunik region) - 54.5 thousand drams/1 sq.m. (with an annual increase of 15.5% and a half-year increase of 5.8%).
In general, in the regions of Armenia in the first half of 2025, 80,443 real estate transactions were made (with an annual decrease of 8.3% and a half-year decrease of 11.8%). Of this number, 16,940 are purchase and sale transactions, which decreased by 11.5% over the year and by 18.5% over the six months.
