Emerging stagnation of apartment prices in Yerevan fueling  double-digit growth in sales transactions

ArmInfo.The average market price of apartment buildings in Yerevan for 2025 amounted to 464,300 drams per square meter, showing a stagnant 0.3% increase (compared to 8.8% in 2024),  according to data from the State  Committee of the Real Estate Cadastre of Armenia.

According to cadastral data, the Kentron (Center) community  traditionally maintains the highest apartment prices in Yerevan,  averaging 892,900 drams per square meter (a 1.4% annual decline,  compared to an 8.1% increase in 2024). Arabkir follows, with  apartment prices recording a 1.7% annual decline, compared to an 8.4%  increase in 2024. Davitashen rounds out the top three at 477.5  thousand drams per square meter, with annual growth decelerating from  11.3% to 0.2%. The lowest housing prices in the capital remain in the  Nubarashen community, where the average apartment price per square  meter averaged 238.7 thousand drams, with annual growth decelerating  from 7.3% to 3.8%.

During the reporting year, 22,568 real estate transactions were  carried out in Yerevan, with annual growth decelerating from 32.1% to  26.4%. The lion's share of real estate purchase and sale transactions  in the capital are apartments - 67.4% or 15,214 (annual growth  accelerated from 35.5% to 39.1%). Next come transactions with garages  - 17.8% or 3,966 (annual growth slowed from 2 times to 14.1%),  private houses - 6.6% or 1,400 (annual growth of 6.6%, against a  10.8% decline in 2024), public buildings - 4.5% or 1,027 (annual  decline of 2%, against 8.6% growth in 2024), land - 3.6% or 820  (annual decline slowed from 21.8% to 8.7%), industrial buildings -  0.6% or 141 (annual decline of 20.8%, against 29% growth in 2024).

According to the source, there were 7,024 real estate rental  transactions in the capital during the reporting year, which is a  5.6% decrease compared to the previous year (compared to an 8%  increase in 2024). A total of 74,458 real estate transactions were  completed in Yerevan during the reporting year, representing an 8%  year-on-year increase. Real estate transactions in the capital  account for 30.5% of the total number of real estate transactions  completed in Armenia.
