
ArmInfo.In Armenia, there were 4,413 real estate purchase and sale transactions carried out by foreign citizens in 2025, a 13.4% increase compared to 2024. According to data from the State Committee of the Real Estate Cadastre of the Republic of Armenia, foreigners accounted for 7.4% of the total number of transactions (compared to 6.7% in 2024).
Moreover, as has become traditional, the number of foreigners selling real estate in Armenia outnumbers those buying it. Thus, in 2025, 2,399 real estate sales transactions were completed, 1,889 were purchases, and 125 were both purchases and sales. As a result, foreigners purchased 2,014 properties and sold 2,524. Apartments accounted for the lion's share of real estate purchased by foreigners at 53.5%, followed by land at 14.5%, garages at 14.1%, private homes at 13.6%, public buildings at 3.8%, and industrial buildings at 0.5%.
Apartments also accounted for the largest share of sales at 38.2%, followed closely by land transactions at 33.8% and private houses at 22.6%. A small portion of sales are garages (3.2%), public buildings (1.9%), and industrial buildings (0.4%). Russian, US, and Iranian citizens are the most active buyers and sellers of real estate in Armenia.
