By Sept 2011 average market price of housing in Armenia annually dropped by 4.2%
ArmInfo. By Sept 2011, the average market price of housing in Armenia annually dropped by 4.2% mostly due to decline in prices of apartments and private houses in Yerevan. According to the State Committee of the Armenian Real Estate Cadastre, in Aug 2011 alone the general price level dropped by 0.2%. In particular, the flats in the apartment buildings declined in Aug 2011 by 0.3% (4.2% annual decline), and the private houses - by 0.2% (4.1% annual decline).
In Yerevan the average price of 1 sq m in apartment buildings decline by 0.4% in Aug 2011 (6.4% annual drop) to 256.6 thsd AMD, and in marzes the price dropped by 0.2% (2% annual decline) to 82.5 thsd AMD. At the same time, the prices of private house in Yerevan fell by 0.4% in Aug 2011 (6.3% annual decline) to 272.4 thsd AMD, and in the marzes the prices grew by 0.1% (1.9% annual decline) to 91.7 thsd AMD.
The highest housing prices in Yerevan were fixed in Center (Kentron) community – 438.2 thsd AMD per 1 sq m, having declined in Aug 2011 by 0.45%, and by 5.6% as compared with Aug 2010. In Arabkir community the price was 337.8 thsd AMD (2% decline in Aug 2011 and 13% annual decline).
In the rest of communities the prices started from 227.4 thsd AMD, except Nubarashen, where the average price was 145.4 thsd AMD per 1 sq m (0.7% decline in Aug 2011 and 1.65% annual decline).
The highest price in the marzes was registered in Tsaghkadzor - 188 thsd AMD per 1 sq m (3.6% annual decline, and 0.1% decline in Aug 2011) and Vagharshapat - 137.7 thsd AMD (16.5% annual drop, and 2.8% drop in Aug 2011). Abovyan, Ashtarak, Ijevan, Goris, Nor Hachn, Jermuk, Yeghegnadzor, Yeghvard, Dilijan, Gyumri and Byureghavan, where the average price ranged from 103 thsd to137 thsd AMD per 1 sq m, and the biggest price growth over Aug 2011 was fixed in Akhtal, Shamlukh, Agarak, Spitak and Tashir (by 3-6%), and the biggest annual growth in Shamlukh and Tumanyan (2-fold annual growth).
In the marzes the biggest price reduction in Aug 2011 was fixed in Vardenis, Metsamor, Byureghavan, and Meghri, (by 3-3.8%), the biggest annual decline - in Vagharshapat, Masis, Gyumri, Abovyan, Nor Hachn, Goris, Ashtarak, Ijevan - by 10-16.5%.
By Sept 2011 the average price of private houses in Yerevan made up 272.4 thsd AMD per 1 sq m.The highest prices were fixed in Center and Arabkir communities - 453.4 thsd AMD and 363.3 thsd AMD respectively. The lowest price was fixed in Nubarashen - 150.1 thsd AMD per 1 sq m. Annual price growth was registered only in Nork-Marash and Nubarashen communities (2.2% and 0.1% respectively). The biggest price decline was in Shengavit - by 13.5%, Arabkir - by 11% and Kanaker-Zeytun - by 10.5%. In the marzes the highest price of private houses was in Tsaghkadzor - 309 thsd AMD per 1 sq m, and the lowest price was in Shamlukh and Dastakert – 10.5 thsd AMD.
