In Jan-Sept 2011 average market price of one sq m of housing in Armenia dropped by 2.9%
ArmInfo. In Jan-Sept 2011 as compared with Jan- Sept 2010 the average market price of one sq m of housing in Armenia dropped by 2.9% due to 3.5% drop in flat prices and 2.4% drop in private house prices.
The Real Estate Cadastre Committee of Armenia reports that in Yerevan the price of one sq m of a flat dropped by 6.4% to 257,600 AMD, in marzes - by 0.6% to 82,300 AMD; the price of one sq m of private house in Yerevan dropped by 4.5% to 274,000 AMD, in marzes - by 0.5% to 91,200 AMD.
In Yerevan's Center community one sq m of a flat costs 442,300 AMD (5.6% annual drop), in Arabkir - 345,400 AMD (-9.8%), in the other communities - 222,600 AMD and more.
Flats made up 67.6% of the transactions to buy/sell housing in Jan-Sept 2011 (11% more than a year before).
In marzes the flat prices are much lower: 184,900 AMD in Tsaghkadzor, 144,330 in Vagharshapat, 141,300 AMD in Abovyan. In Shamlukh the flat prices redoubled as compared with Jan-Sept 2010, in Abovyan and Gyumri - dropped by 11.5% and 10.9%, respectively.
The highest private house price in marzes is in Tsaghkadzor - 312,300 AMD, the lowest one in Shamlukh - 9,200 AMD.
In Yerevan the private house prices averaged 274,000 AMD. The highest prices are in Center and Arabkir communities - 462,900 AMD and 373,500 AMD, respectively, in the other communities the prices range within 232,900-277,800 AMD. The lowest prices are in Nubarashen - 150,000 AMD.
