Over the quarter, the number of transactions for the purchase and  sale of real estate by foreigners doubled

In Q3 of 2020, 981 real estate transactions were concluded by foreigners in Armenia, which is 41.9% lower in y-o-y terms (compared to the Q3 of 2019), but  twice as many compared to the previous quarter of this year.  According to the State Cadastre of Real Estate, in total, the share  of non-residents made 6.4% of the total volume of transactions fell  to, against 12.8% in the last year for the same period, and 5.9% in  the Q2 of this year.

In particular, during the reporting period in Armenia, out of the  total number of transactions, only 327 accounted for the purchase of  real estate, 627 for the sale and 27 for the purchase and sale. As a  result, in the Q3 of this year foreigners bought 354 units of real  estate, sold - 654.

At the same time, the lion's share of the purchase of real estate  falls on apartments - 37.3%, followed by land (28.2%), private houses  (20.1%), garages (7%), public buildings (6,8%) and the lowest  percentage falls on the purchase of buildings of industrial  importance (0.6%).

Just as in case of purchase, the lion's share of sales also falls on  apartments - 35.9%, followed by land (33.9%), private houses (25.8%),  garages (2.1%), buildings of public importance (1.8%) and the  smallest number of sales falls on buildings of industrial importance  (0.3%).

The citizens of the Russian Federation, the USA, Iran, a number of  European countries and the CIS are most actively buying and selling  real estate in Armenia. In all cases, the statistics for the Q3  demonstrates the dominance of sales transactions over purchases.
