ArmInfo. In 2020, of the total number of real estate transactions in Armenia, the lion's share (68%) falls on the country's regions. According to the data of the State Committee of the Real Estate Cadastre of the Republic of Armenia, according to the results of the past year, 107,771 real estate transactions were made in the regions, which is 11.8% less than the indicator of a year ago.
At the same time, the number of transactions on the purchase and sale of real estate in y-o-y terms in the regions of the country decreased by 4.2%, amounting to 32,260. Of the total number of transactions on the purchase and sale, made in the regions of Armenia, in the reporting period, the largest percentage is traditionally land sales - 19,946 transactions (61.8%), with an annual growth of 3.9%. The highest percentage of land purchase and sale transactions traditionally was made in the Kotayk region (29.6%), and the lowest is registered in the Syunik region (2.6%). In total, 21,464 land purchase and sale transactions were made in the Republic, with an annual growth of 4.1%. It should be noted that positive dynamics in 2020, both in Yerevan and in the regions, was registered for land. Next in terms of number, in the regions of the Republic of Armenia, there are transactions for the purchase and sale of private houses - 5 523 (with an annual decline of 4.6%), followed by transactions with apartments with a small margin - 4 436 (an annual decline of 28.9%), public buildings - 1,100 (a 6.9% decrease over the year). And very small shares are accounted for by operations for the purchase and sale of garages - 796 (a decline of 2.5% per annum) and objects of industrial importance - 459 (an annual growth of 2.9%).
At the same time, the average market value of apartments in the regions of Armenia increased in comparison with the same period of 2019 by 3%, amounting to 97.6 thousand drams / 1 sq.m.
According to cadastral data, the highest prices for apartments in the regions are traditionally held in the resort town of Tsaghkadzor - 282.8 thousand AMD/ 1 sq. m. on average, with an annual growth of 0.6%. This is followed by the city of Abovyan, where the price of apartments is fixed at the level of 186.5 thousand AMD / 1 sq. m., with an annual growth of 9.3%. And the top three is closed by Vagharshapat, where a square meter of an apartment costs 157.9 thousand AMD, with an annual growth of 12.9%.
The lowest prices were recorded in the town of Tumanyan (Lori region) -22.9 thousand AMD / 1sq.m. (with an annual decline of 4.6%), followed by the city of Akhtala (Lori region) - 37.2 thousand drams / 1 sq. m. (with an annual decline of 5.8%), and Chambarak city (Gegharkunik region) - 41.6 thousand drams / 1 sq. m. (with an annual decline of 4.1%) .
