Land continues to be the most attractive asset in Armenia

ArmInfo.In the regions of rmenia in the first quarter of 2021, 7,731 transactions for the  purchase and sale of real estate were completed, which is less than  5% a year ago, with an increase of 5.3% per quarter.

Meanwhile, according to the RA Real Estate Cadastre State Committee,  out of the total number of transactions made in the regions of  Armenia, in the reporting period, the largest percentage, as before,  falls on the purchase and sale of land - 4 641 transactions (60%),  with an annual decline of 4 %, with growth for the quarter by 3%. The  second largest in terms of number in the regions are transactions for  the purchase and sale of private houses (16.3%), followed by, with a  small margin, transactions with apartments (14.3%). Quite small  shares cover operations for the sale and purchase of garages (3.9%),  public and industrial buildings - 3.7% and 1.5%, respectively.

According to the source, in the regions of Armenia there were 1,108  transactions for the purchase and sale of apartments with an annual  decline of 15.7%, with a quarterly growth of 5.6%.  At the same time,  the average market value of apartments in the regions of Armenia  decreased in the first quarter of 2021 compared to the same period in  2020 by 4.1%, with a decline in the quarter by 0.5%, making up an  average of 94.9k AMD / 1 sq.m. According to cadastral data, the  highest prices for apartments in the regions are traditionally held  in the resort town of Tsaghkadzor - 282.4 thousand AMD / 1 sq. m. on  average, with an annual decline of 0.6% (with a decline of 0.3% per  quarter). This is followed by the city of Abovyan, where the price of  apartments is fixed at the level of 190.2 thousand drams / 1 sq.  m.,  with an annual growth of 4.2%, with a quarterly growth of 1.7%. And  the top three is closed by the city of Vagharshapat with a cost per  square meter of an apartment of 160.5 thousand drams, with an annual  growth of 3.1%, and a quarterly decline of 0.1%.  The lowest prices  were recorded in the city of Tumanyan (Lori region) -20.1 thousand  AMD / 1sq.m. (with an annual decline of 16.3%, and a quarterly  decline of 2.9%). This is followed by the city of Chambarak  (Gegharkunik region) - 35.8 thousand drams / 1 sq. m. (with an annual  decline of 20.1%, and a quarterly decline of 4.3%) and Akhtala city  (Lori region) - 36.2 thousand drams / 1 sq. m. (with an annual  decline of 8.4% with a quarterly growth of 2.3%).
