The trend of monthly growth in apartment prices in Yerevan continues

ArmInfo. In June 2021, there were 1,498 transactions for the purchase and sale of real estate in Yerevan, which is 48% higher than a year ago, with an increase of  13.9% per month. This is evidenced by the data of the State Committee  of the Real Estate Cadastre.  At the same time, the highest  percentage of transactions fell on the administrative region of  Arabkir - 17.4%, and the lowest - in Nubarashen (0.5%).

According to cadastral data, out of the total number of real estate  purchase and sale transactions made in Yerevan, apartments account  for 61.3% or 918 transactions. On an annualized basis, this indicator  jumped by 81.8%, and in June alone grew by 18.1%.

After apartments, the largest number of transactions for the purchase  and sale of real estate in the capital falls on transactions with  private houses (178 or 11.8%), followed by transactions with garages  (166 or 11.1%), land (124 or 8.3% ), buildings of public importance  (92 or 6.1%), and the least interest is real estate of industrial  importance (20 or 1.3%).

At the same time, the average market cost of housing in apartment  buildings in Yerevan in June 2021 compared to the same period in 2020  decreased by 2.2% - to 334.6 thousand drams / 1 sq. m, with an  increase of 1.3% per month.

The highest prices for apartments in Yerevan are traditionally held  by the Kentron (Center) community - on average 622 thousand AMD / 1  sq. m. (6% annual decline, 1.1% monthly growth). This is followed by  Arabkir, where the price of apartment blocks is fixed at 450.2  thousand AMD / 1 sq. m. (annual decline of 2.1%, monthly growth of  1.2%). Closes the top three leaders Kanaker-Zeytun and Davtashen with  a cost of 321 thousand AMD / 1sq.m. (annual decline by 3.1% and 5.6%,  respectively, and monthly growth by 0.8% and 1.2%, respectively).

The lowest housing prices in the capital remain in the Nubarashen  community, where a square meter of an apartment averaged 178 thousand  drams / 1 sq. m., with an annual decline of 3.3%, and an increase of  1.1% in June.

In total, in June there were 1,369 transactions for the purchase and  sale of apartments in Armenia, which is 57.5% higher than the  indicator of a year ago, and an increase of 14.1% was registered in  just a month.  At the same time, 5,833 real estate transactions were  carried out in Yerevan in June 2021, which is 32.3% of the republican  indicator for transactions.

It should be noted that during the reporting period in Armenia as a  whole there were 18,070 real estate transactions, with an increase of  25.5% over the year and 12.4% over the month.
