Agricultural land sales remain high in the regions of Armenia

ArmInfo.3,407 transactions for the purchase and sale of real estate were made in the regions of Armenia in June 2021, which is 64.4% of the total number of such  transactions made in the republic for the reporting month. In y-o-y  terms regional transactions for the purchase and sale of real estate  increased by 13.1%, and in June alone increased by 7.8%.

According to the data of the State Committee of the RA Real Estate  Cadastre, of the total number of regional transactions for the sale  of real estate, the largest percentage (62.3% or 2121 transactions),  as before, fell on lands with a total area of 1388.04 ha, of which  1302.73 ha are agricultural lands. On an annualized basis, the number  of regional transactions for the purchase and sale of land grew by  12.2%, and increased by 7.4% over the month.

In the total number of regional land purchase and sale transactions,  the maximum was recorded in the Kotayk region - 615 transactions or  29% of the total, and the minimum in the Syunik region - 59  transactions or 2.8%. But Armavir region is the leader in the area of  land sold - 670.34 hectares, incl.  657.63 ha - agricultural land.  The area of the leased land in the regions was 1019.57 hectares.  The  second largest in the regions are transactions for the purchase and  sale of private houses (551), followed by a small margin of  transactions with apartments (451), then garages (143), public and  industrial buildings - 97 and 44 transactions, respectively.

According to the source, the number of transactions for the purchase  and sale of apartments increased by 23.9% year on year, with an  increase of 6.6% in June. At the same time, the average market value  of apartments in the regions of Armenia decreased in June 2021  compared to the same period in 2020 by 0.7%, and increased by 1.6%  over the month, amounting to an average of 97.4 thousand AMD / 1 sq.  m.

According to cadastral data, the highest prices for apartments in the  regions are traditionally held in the resort town of Tsaghkadzor -  285 thousand AMD / 1 sq. m. on average, with an annual growth of  0.4%, and for a month - by 0.7%. This is followed by the city of  Abovyan, where the price of an apartment is fixed at 201.1 thousand  drams / 1 sq. m., with an annual growth of 7.5% (with an increase of  1.3% per month). And the top three is closed by the city of  Vagharshapat with the cost per square meter of an apartment at 166.1  thousand drams, with an annual growth of 6.4% (with an increase of  1.1% per month).  The lowest prices were recorded in the city of  Tumanyan (Lori region) - 20 thousand drams / 1 sq. m. (with an annual  decline of 16.7%, with no change over the month). Slightly higher  prices for apartments in Chambarak (Gegharkunik region) - 35 thousand  drams / 1 sq. m. (with an annual decline of 18.6%, with no change per  month) and Akhtala city (Lori region) - 37 thousand drams / 1 sq. m.  (unchanged for the year and month).
