Deals on sale and lease of agricultural land are growing rapidly in  Armenia

ArmInfo.63,173 real estate transactions were carried out in the regions of Armenia in H1 2021, with an annual growth of 29.2%. At the same time, according to the RA  Real Estate Cadastre State Committee, the number of real estate  purchase and sale transactions in the regions increased by 24.2% per  annum to 17,387, and rent - by 6.6% to 2,824.  

Of the total number of  regional transactions for the purchase and sale of real estate, the  largest percentage (61%), as before, fell on land, the total area of  which was 5926.83 hectares, of which 5431.42 hectares were  agricultural land. In y-o-y terms the number of regional land  purchase and sale transactions increased by 24.1%, amounting to  10,608.

The dominant percentage (52.4%) falls on land in regional real estate  lease transactions as well. So, for the first half of this year  regional land with a total area of 3437.35 hectares was leased for  rent, within the framework of 1,481 transactions (with an annual  growth of 31.3%), of which most - 75% or 1,105 transactions (with an  annual growth of 36.3%) related to agricultural land with an area  3260.81 ha.  In the total number of regional land purchase and sale  transactions, the maximum was recorded in the Kotayk region - 2902 or  27.3% of the total, and the minimum in the Syunik region - 251 or  2.4%. But in terms of the area of land sold, Armavir region is in the  lead - 2214.23 hectares. The area of the leased land in the regions  was 3437.35 hectares.

The second largest transactions in the regions are transactions for  the purchase and sale of private houses (2,813), followed by  transactions with apartments (2,437), followed by garages (687),  public and industrial buildings - 594 and 248 transactions,  respectively.

According to the source, the number of transactions for the purchase  and sale of apartments increased by 19.1% year over year. At the same  time, the average market value of apartments in the regions of  Armenia decreased by 3.4% per annum, amounting to an average of 95.6  thousand drams / 1 sq. m.  According to cadastral data, the highest  prices for apartments in the regions are traditionally held in the  resort town of Tsaghkadzor - 283 thousand drams / 1 sq. m. on  average, with an annual decline of 0.5%.  This is followed by the  city of Abovyan, where the price of an apartment is fixed at the  level of 195.2 thousand drams / 1 sq. m., with an annual growth of  5.4%. And the top three is closed by the city of Vagharshapat with  the cost per square meter of an apartment at 162.3 thousand drams,  with an annual growth of 3.9%.

The lowest prices were recorded in the city of Tumanyan (Lori region)  - 20 thousand drams / 1 sq. m. (with an annual decline of 16.5%).  Slightly higher prices for apartments in Chambarak (Gegharkunik  region) - 35.6 thousand drams / 1 sq. m. (with an annual decline of  20.2%) and Akhtala city (Lori region) - 36.6 thousand drams / 1 sq.  m. (with an annual decline of 5.4%).
