The average market price of real estate in apartment buildings in Yerevan in the first half of 2025 amounted to 462.4 thousand drams / 1 sq. m., with an annual growth of 0.9%, and a decline of 1.1% over the half-year. This is evidenced by the data of the State Committee of the Real Estate Cadastre of Armenia.
According to cadastral data, the highest prices for apartments in Yerevan are traditionally held by the Kentron (Center) community - an average of 890.3 thousand drams / 1 sq. m. (annual decline of 1.6%, over the half-year - by 1.7%). Next comes Arabkir, where the price of apartment buildings was recorded at 624.1 thousand drams / 1 sq. m. (annual decline of 1.9%, over the half-year - by 2.3%). The top three is closed by Davitashen - 477.8 thousand drams/1 sq.m. (annual growth of 1.7%, half-year decline of 1.1%).
The lowest housing prices in the capital are preserved in the Nubarashen community, where the square meter of an apartment averaged 236.8 thousand drams/1 sq.m., with an annual growth of 4.2%, half-year decline of 1.8%.
At the same time, in the first half of this year, 9,890 real estate purchase and sale transactions were made in Yerevan, with an annual growth of 26.5%, but a half-year decline of 1.4%.
The lion's share of real estate purchase and sale transactions in the capital are for apartments - 65.9% or 6,518 (annual growth of 39.5%, half-year decline of 4%). Next come transactions with garages - 18.8% or 1,862 (annual growth of 27%, over six months - a decline of 7.4%); private houses - 5.7% or 569 (annual decline of 8.1%, over six months - by 18%); public buildings - 4.7% or 471 (annual decline of 9.2%, over six months - by 11%); land - 4% or 399 (annual decline of 16.7%, over six months - by 4.8%); industrial buildings - 0.7% or 71 (annual growth of 12.7%, over six months - a decline of 38.3%). According to the source, 3,617 real estate rental transactions were registered in the capital during the reporting period, which is 15.4% lower than the same period last year, with a 14.1% increase over the six months.
A total of 34,073 real estate transactions were made in Yerevan during the reporting period, with an annual increase of 4.3% and a 6% decrease over the six months. Real estate transactions in the capital account for 29.7% of the total number of real estate transactions made in Armenia.
