
ArmInfo. During the first quarter of 2026, foreign citizens completed 1,073 real estate buy-sell transactions in Armenia, representing a 32.3% increase compared to the previous year's figure. Transactions executed by foreigners accounted for 6.8% of the total volume of real estate deals, up from 6.5% a year earlier. This is evidenced by data provided by the State Committee of the Real Estate Cadastre of the Republic of Armenia.
According to the cadastre data, the number of foreigners selling real estate in Armenia outweighs the number of those buying. Specifically, in Q1 2026, there were 548 sales transactions, 501 purchase transactions, and 24 transactions involving both a purchase and a sale. Consequently, during the first quarter of this year, foreigners purchased 525 real estate properties and sold 572.
The lion's share of real estate purchased by foreigners was apartments (60.2%), followed by garages (13%), land (11%), private homes (10.3%), public buildings (5%), and the lowest percentage of industrial buildings (0.3%). Apartments also accounted for the largest share of sales at 39.5%, followed closely by land (30.1%) and private homes (25.3%). Garages accounted for a minor share (3.1%), public buildings (1.6%), and industrial buildings (0.3%). Citizens of the Russian Federation, the United States, Iran, several European countries, and the CIS are the most active buyers and sellers of real estate in Armenia.
