Prices for flats in Yerevan dropped by 1,7% and grew by 1,3% in the regions for the first half year 2012
ArmInfo. The average market price for the real estate in Armenia for the first halfyear dropped by 0,5% and grew by 0,2% versus the first halfyear of 2011, having amounted to 172,8 thsd drams per 1 sq.m of flats as of 1 July 2012.
The State Committee of the Real Property Cadastre told ArmInfo that apartments in many storied apartment houses dropped in price by 0,2%, but grew in price by 0,6% up to 166,9 thsd drams per 1 sq.m versus the first half of 2011, and private houses dropped in prices by 0,8% (by 0,2% versus the same period of 2011) - on average to 178.7 thsd drams per 1sq. m.
Yerevan remains the leader on the fixed prices for apartments. According to the source, the flats in the Kentron community are the most expensive. As of 1 July 2012, the average price per 1 sq.m in this community totalled 405.3 thsd AMD, having dropped by 7,5% for the first half of 2012 and by 8,8% versus the same period of 2011. Arabkir holds the second place - 336.4 thsd AMD, dropping by 1% for the first half of 2012 and by 3,3% versus the first half of 2011. The prices for 1 sq. m. of flat in all the rest districts of Yerevan, except Nubarashen, start from 222 thsd. In Nubsrashen it is 140,1 thsd AMD per 1 sq.m., it dropped by 2,6% for the first half of 2012 and by 5,7% versus t5he first half of 2011.
As for the regions of Armenia, here the highest price for an apartment was fixed in the resort town Tsakhadzor - 294.1 thsd AMD/1sq.m, growth by 37,6% for the first half of 2012 and by 61,6% versus the first half of 2011. The next is Abovyan - 150.5 thsd AMD/1sq.m (growth by 6,4% for the first half of 2012 and by 5,7% versus the same period of 2012), the third is Vagarshapat - 150.4 thsd AMD/1sq.m (growth by 7,1% for the first half of 2012 and by 2,5% versus the same period of 2011).
The lowest prices for apartments were fixed in Dastakert - 8 thsd AMD/1sq.m and Shamlukh - 8.1 thsd AMD/1sq.m. (dropping by 12% for the first half of 2012 and growth by 32,8% versus the first half of 2011).
The highest price of one square meter of private housing is in Center district - 460,1 AMD (growth by 0,4% for the first half of 2012 and dropping by 1,5% versus the same period of 2011). In Arabkir the price is 366,5 AMD (dropping by 0,6% for the first half 2012 and by 2,7% versus the fist half of 2011). Then come Kanaker-Zeitun, Davidashen, Shengavit, Achapnyak, Nork-Marash, Erebuni and Malatia-Sebastia where the prices for 1 sq. m. are from 222.6 thsd up to 276.4 thsd AMD. The lowest price is in Nubarashen - 144,6 thsd AMD (dropping by 2% for the first half of 2012 and by 3,5% versus the same period of 2011).
The highest price for a private house in the regions of Armenia was fixed in Tsakhadzor - 304.1 thsd AMD/1sq.m on average (dropping by 2,1% for the first half of 2012 and by 2,5% versus the first half of 2011).
The lowest price of a private house was fixed in Dastakert - 11.6 thsd AMD/1sq.m (growth by 11,5% for the first half of 2012 and by 10,5% versus the first half of 2011).
