ArmInfo. The average market value of real estate in multi- apartment buildings in Yerevan for Q2 2022 increased by 5.4%, with a y-o-y growth of 16.7%, amounting to 386.2 thousand drams / 1 sq.m. This is evidenced by the data of the RA State Committee for Real Estate Cadastre.
The highest prices for apartments in Yerevan are traditionally in the Kentron (Center) community - an average of 737.9 thousand drams / 1 sq.m. (y-o-y growth by 19.8%, for the quarter - by 6%). Then follows Arabkir, where the price of apartment buildings is fixed at the level of 522 thousand drams / 1 sq.m. (y-o-y growth by 17.3%, for the quarter - by 5.9%). Kanaker-Zeitun closes the top three - 383.7 thousand drams / 1 sq.m. (y-o-y growth by 20.6%, for the quarter - by 5.5%).
The lowest housing prices in the capital remain in the Nubarashen community, where a square meter of an apartment averaged 202.4 thousand drams / 1 sq.m., with a y-o-y growth of 14.7%, and quarterly - by 5%.
At the same time, 3,343 transactions for the purchase and sale of apartments were carried out in the capital in Q2, which is 30% higher than the indicator of a year ago, with an increase over the quarter by 30.8%. Then transactions with private houses follow - 631 (y-o-y growth by 18.8%, quarterly - by 41.8%), garages - 478 (y-o-y growth by 7.2%, quarterly - by 22.6%), land plots - 394 (y-o-y growth by 2.6%, per quarter - by 5.9%), public buildings - 320 (y-o-y growth of 16.8%, for the quarter - by 21.2%), industrial buildings - 52 (y-o-y growth of 6.1%, for the quarter -decline by 5.5%. In total, 17,384 real estate transactions were concluded in Yerevan during the reporting period, which is 10.5% higher than a year ago, with an increase of 23.1% over the quarter. Of the total number of these transactions, purchase and sale accounts for 30% or 5,218 transactions, with a y-o-y growth of 22.6%, with a quarterly growth of 27.8%. The share of real estate rental transactions in the capital accounts for 9.5% or 1,658 transactions, which is 7.1% higher than a year ago, with an increase of 18.3% over the quarter.
In total, 53,596 transactions with real estate were made in Armenia in Q2 2022, which is 5.8% higher than the indicator of a year ago, with an increase of 24.8% over the quarter. At the same time, during the reporting period, the lion's share of transactions accounted for transactions with land (38%), and the smallest part- with industrial buildings (2.4%). Of the total number, 28.1% or 15,093 transactions fall on the share of purchase and sale transactions, with an increase of 8.5% per year and 24.7% per quarter.
