Head of Cadastre Committee warns against unauthorized building  projects 

ArmInfo.Head of the Cadastre Committee of Armenia Suren Tovmasyan called on citizens to no longer  spend money on unauthorized buildings. "In fact, 2024 was the last year in terms of registering unauthorized buildings," he said at the final press conference on January 7. 

He recalled that on December 16, 2021, the Armenian government, by  the draft law "On Amendments and Additions to the Civil Code of the  Republic of Armenia", decided to establish the procedure for  registering unauthorized building sites, as well as the form of  consent of customers for a new registration package for unauthorized  buildings. At that time, the deadlines for applications submitted to  the Cadastre Committee for the implementation of registration were  determined. Thus, applications for registration of unauthorized  buildings in Yerevan must be submitted before January 1, 2023, and in  the case of other urban communities - before January 1, 2024. These  provisions concerned applications for buildings erected before  January 1, 2021. However, in the case of buildings constructed after  January 1, 2021, applications must be submitted within two months  after the entry into force of the government decree.

As a result, about 7,150 illegal buildings were registered in 2024.  In total, about 70 thousand such buildings have been registered  through the electronic registration system since 2022.

At the same time, Tovmasyan admitted, it is obvious that many illegal  buildings were left , since there are those who, for  various reasons, missed the above-mentioned deadlines. Nevertheless,  Suren Tovmasyan emphasized, they missed the for legalizing  the illegal building. And the head of the department urged those who  are planning construction at this stage to first obtain the  appropriate permit, and only then begin construction.
