ArmInfo. Realtors in Armenia will have to register and receive qualification certificates. Additionally, an online platform will be established to verify all real estate sale ads, as stated by Chairman of the Real Estate Cadastre Committee Suren Tovmasyan at a meeting of the parliamentary committee on economic issues on September 2. He was presenting the legislative package "On Real Estate Activity" and related laws.
According to the proposed changes, realtors, commonly known as brokers, must have the appropriate qualification certificates, pass qualification exams, after which they receive the appropriate certificate, and only after that can they provide services to the private sector.
The government's decision will determine all questionnaires and examination procedures, as well as the technical means by which specialists will submit documents and receive qualification certificates. An effective mechanism for protecting the rights and interests of specialists in this field, real estate entities and consumers will also be introduced.
The State Cadastre Committee will develop and implement a Unified Information System (multiple listing system), which will allow to monitor all transactions related to real estate in the country, as well as ensure the high quality of services provided by realtors. The system will be available to users on a paid basis - 10,000 AMD for data on one transaction or 450,000 AMD - unlimited per year. The legislator also established new measures of responsibility for non-violation of the mechanisms established by law.
From 2027, all sale announcements posted on specialized websites will be required to undergo automatic verification on the state platform. "The main purpose of introducing this database is to filter real estate purchase, sale or rental offers in Armenia to ensure they have been verified," the head of the committee noted.
